Does the platform support both residential and commercial property management?
Yes. The platform handles residential, commercial, mixed-use, and managed-office portfolios with appropriate workflows for each. Commercial leases include CAM (common area maintenance) reconciliation, escalation clauses, and lock-in provisions; residential includes society management features and family-composition records.
How does the UPI rent collection workflow work?
Each tenant is assigned a unique UPI reference code (or QR code) tied to their unit ID. When the tenant pays, the bank statement entry contains the reference, which the system uses to auto-apply the payment to the tenant ledger, generate a receipt, calculate any late fees, and trigger downstream workflows. Manual reconciliation drops by 90%.
Does the system integrate with state e-stamping portals?
Yes. The platform integrates with Kaveri (Karnataka), IGR (Maharashtra), TS-bPASS (Telangana), CCLA (Andhra Pradesh), eGRAS (multiple states), and supports manual stamping for states without API availability. Stamp duty is auto-calculated based on the state slab.
Can owners self-serve their statements and reports?
Yes. Owners get a dedicated portal showing their units, current tenants, rent collected, expenses, statements, and historical reports. They can download year-end summaries for tax filing without contacting the property manager.
How does the system handle GST on commercial rent?
Commercial rent is taxable at 18% GST. The platform auto-applies GST on commercial invoices, generates e-invoices for tenants above the threshold, files GSTR-1 and GSTR-3B data, and maintains the input-tax-credit register for the property firm. TDS at 10% on rent above โ‚น2.4 lakh annually is also auto-deducted.
How long does implementation take?
